Choosing a Developer

Selling your property can be a rewarding experience, if you choose the right developer. Ask these questions before making a decision.

  • Can I trust them?
  • How much experience do they have?
  • Are they local?
  • Do they have connections with the surrounding community.
  • Are they strictly a developer, or do they also build homes?
  • Do they have relationships with government officials and specialists, like wetlands consultants, that will streamline the process?
  • What do their customers say about them?
  • What are their average sales cycles?
  • Do they have the financial resources to actually purchase my land?

Before choosing a developer, find out what their average sales cycles are. Developers have timelines and closing dates to meet throughout the purchase process, but some developers draw out this process as long as possible and may even extend or miss deadlines along the way.

Beware of "flippers." A flipper is a buyer who only resells your land to another developer or builder. A flipper often prolongs feasibility tests and keeps your land tied up in the process. He or she might wait until the very end of the test period to uncover unworkable situations instead of giving you all the information you need upfront.
